Websites for Real Estate Agents and Brokerages
Property and listing websites, lead capture and local SEO for real estate agents and brokerages, with tracking that shows where each lead came from.
Real estate buyers and sellers start online, often on a phone, and often by searching a neighborhood name. 1REALTOUR builds websites for agents and brokerages that present properties well, capture leads and rank for local searches. We also track calls and form fills, so you know which listing, ad or search brought each inquiry.
What gets in the way
Listings that are hard to update
Agents wait on a developer to add properties, so the site falls out of date.
Leads with no source
Calls and form fills arrive without any record of which listing, ad or search produced them.
Weak local visibility
Generic pages do not rank for the neighborhood and community searches buyers actually use.
Property and listing pages
A single property often deserves its own page, with a photo gallery, floor plan, video tour, map and a clear way to ask about it. We build property pages and agent sites in Next.js with Payload CMS or in WordPress, so agents can add a new listing without a developer. Featured listings, sold properties and open house dates can all be managed from the admin panel.
- Single-property pages with galleries, video and maps
- Agent profile and team pages
- Open house and featured listing sections
- Neighborhood and community guides
Working with IDX
IDX (Internet Data Exchange) lets a member of a multiple listing service show MLS listings on their own website. Access depends on your MLS membership and its rules, and the listing search usually comes from an IDX vendor the MLS approves. If you use IDX, we plan the site structure, design and page templates around the vendor you choose, so the search fits the rest of the site.
Lead capture that reaches the right person
A lead is only useful if someone follows up quickly. We build contact, showing request and home valuation forms that route to the right agent and land in a CRM. For brokerages that need more than an off-the-shelf tool, we set up Twenty CRM or build a custom CRM with lead assignment and follow-up reminders.
Call tracking with Nimbata or WhatConverts shows which pages, ads and listings produce phone calls, alongside form leads in GA4.
Landing pages and ads for listings
A new listing, an open house or a seller campaign each benefits from its own landing page with one clear action. We build landing pages for Google Ads and Meta ads, keep forms short and track each submission back to its campaign. Seller pages can offer a home valuation request, and buyer pages can collect search preferences for follow-up.
Ads in real estate fall under housing ad policies on Google and Meta, which limit targeting by age, gender and ZIP code, among other factors. We set up campaigns within those rules and focus on location, content and creative instead.
Local SEO for neighborhoods and markets
Many buyers search by neighborhood, school area or city. We build neighborhood pages with original content, set up and manage Google Business Profiles for agents and offices, and fix name, address and phone consistency across directories. For agents in San Diego and the rest of Southern California, local pages can target the specific communities you serve.
Neighborhood pages earn more attention with details a visitor cannot get from a listing portal: local schools, parks, commute notes, recent market activity described in plain words and the agent's own view of the area. That original content gives search engines and AI tools a reason to cite the page.
